How to Build a House in Phases on a Limited Budget in Nigeria

Building in phases can work, but only with a complete plan from day one. Here is how to do it properly.

Most Nigerians build gradually as money comes in. This works well when it is planned, and badly when it is improvised.

Start with the full design

Phased building does not mean phased planning. Get complete architectural and structural drawings first, so every phase fits the final building. Read why you need both in our guide to architectural vs structural drawings.

A sensible order of phases

  1. Land, survey and drawings: secure the plot and complete your design
  2. Foundation and structure: columns, beams and slabs where applicable
  3. Walls and roofing: getting the building covered protects everything inside
  4. Services: plumbing, electrical and drainage
  5. Finishing: plastering, tiling, doors, windows, ceilings and paint

Rules that protect your money

  • Complete the roof before leaving a building for a long time, because exposed structures deteriorate
  • Do not change the design midway
  • Protect exposed steel and unfinished work
  • Keep a reserve for price increases between phases

Choose a design that suits phased building

A compact bungalow is usually easier to complete in stages than a very large home. See our bungalow plans and our guide on bungalow plans you can build to finishing.
